How Do I Post My Listing?

After you have selected your subscription plan you can upload your first listing by following the steps below:

  1. Click on your Account in the upper right-hand corner of the header
  2. Click on “Add New Property”
  3. Enter in all of the mandatory fields that are noted with a * Asterix
  4. Click “Submit Property” button to submit for approval or click on “Save As Draft” to complete at a later time

Note: Once your property has been approved by our quality control department, you’ll receive a notification email sent to your inbox that the property is live on our website.

How Do I Make Changes To My Listing?

You can easily make changes and edit your listing by following the steps below:

  1. Click on your Account in the upper right-hand corner of the header
  2. Click on the “Actions” drop-down button
  3. Click on “Edit”
  4. Update the Fields as required
  5. Click “Submit Property” to register the changes

Note: Once your property has been approved by our quality control department, you’ll receive a notification email sent to your inbox that the property is live on our website.

What Types Of Properties Can I Advertise?

You can advertise a variety of properties on homes4saleorrent.com. Our main categories include:

How Can I Put My Property On Hold?
  1. Click on your Account in the upper right-hand corner of the header
  2. Go to “My Properties”
  3. Click on the “Actions” drop-down box
  4. Click “Put On Hold”
  5. Your property will be removed from view but still remain in the system.

Note : You can activate your property again by going into the “Actions” drop-down box and clicking on “Go Live”.

Where Will My Featured Listings Appear?

Our Featured Listings service helps give your property more coverage and exposure on our website. Unlike other listing services, we do not give priority to certain listings. Our Features Listings algorithm will randomly select properties to be displayed on the following ad spaces to ensure everyone receives fair coverage:

  • On the Main Page Scroll
  • In the “Our Featured Properties” section located on the Main Page
  • In the Footer section of every page
  • In the sidebar in the Property Description and FAQs, Contact Us, Why Us?, Guides, Our Members, and Other Regions
  • In Facebook ads and other social media promotions reaching an audience of over 10 million users

Featured Listings are priced at a discounted rate of $14.99USD for six months

How Do I Upload My Rental Agreement?
  1. Click on your Account in the upper right-hand corner of the header
  2. Click on the “Actions” drop-down button
  3. Click on “Edit”
  4. Scroll down to “Attachments”
  5. Click “Select Attachment”
  6. Upload your Rental Agreement from your computer
  7. Click “Submit Property” to register the changes
How Can I Stay Competitive?

There are a few things you can do as an owner to keep your property listings competitive:

  • Use High-Quality Photographs. People are more likely to rent or buy when you have clear, crisp, high-quality photos that showcase the property’s best features.
  • Stage Your Property. Clean, tidy and showcase the best features to draw in buyers and renters.
  • Use quality content. What you say is just as important as your photos.
  • Use our “featured” property marketing service. Listings that are posted as “featured” properties are given priority and are shown first on our property searches.
  • Reply within the first 2 hours. Most people will send requests out to more than one property owner. So the sooner you reply, the more likely you’ll beat out your competition!
  • Provide premium customer service. Greet your guests, provide them with helpful guides, and be available when they have questions or need help. Efficient and friendly customer support makes all the difference.
  • Have detailed policies. The more information that’s included in your rental or sale policies, the better. If your customer is unhappy and it’s in relation to an inadequacy on your side, address their issues professionally and offer a refund of some sort if necessary.
  • Offer something special. Getting positive reviews really matters, so why not offer something a little extra? Examples include a free bottle of wine, some snacks, or a small welcome gift. Small gestures can go a long way.
  • Upgrade to a Featured Listing. By upgrading your property to a “featured” listing, your property will show up in more areas such as in the “Featured” properties section, in the footer, and on our social media platforms.
How Much Involvement Does Homes 4 Sale or Rent Have In My Bookings?

At homes4saleorrent.com we offer a listing only platform for both sales and rentals, similar to MLS but better. This means you won’t find any booking features like a calendar or payment system. Instead, we put the control back in your hands so that owners, property managers, renters, and owners can communicate freely inside or outside of our platform and arrange payment on your own terms.

How Do I Cancel My Listing?

You can cancel your listing easily and at any time by following the steps below:

  1. Click on your Account in the upper right-hand corner of the header
  2. Click on the “Actions” drop-down Button
  3. Click on “Delete”
  4. A pop up will appear asking “are you sure you want to delete?” Click “Yes”
How Do I Edit My Rates?
  1. Click on your Account in the upper right-hand corner of the header
  2. Click on the “Actions” drop-down button
  3. Click on “Edit”
  4. Scroll down to “Property Description and Price” section
  5. Change the “Sale or Rent” field as required
  6. Click “Submit Property” button at the bottom of the page

How Do I Edit My Property Address And Map Pin?
  1. Click on your Account in the upper right-hand corner of the header
  2. Click on the “Actions” drop-down button
  3. Click on “Edit”
  4. Scroll down to the “Property Location” section
  5. Change the “Address” fields as required; or click and hold down the red pin and move it to the desired location
  6. Click “Submit Property” button at the bottom of the page

How Do I Upload Photos?

INFORMATION TO BE VERIFIED

When adding a new property:

  1. Click on your Account in the upper right-hand corner of the header.
  2. Click on “Add New Property”
  3. Go to “Property Media”
  4. Click on “Select Images”
  5. Upload up to 15 photo files directly from your device.
  6. The images will be displayed. Note: it may take some time for the images to appear.
  7. To change the order, simply click on an image and drag and drop it to move it into the appropriate position.
  8. When finished, click “Submit Property” at the bottom of the page to apply the images to your listing.

When adding new photos to an existing property:

  1. Click on your Account in the upper right-hand corner of the header
  2. Click on “My Properties”
  3. Click on the “Actions” drop-down button
  4. Click on “Edit”
  5. Scroll down to the “Property Media” section
  6. Click on “Select Images”
  7. Upload the new photo files directly from your device (maximum 15 per property)
  8. The images will be displayed. Note: it may take some time for the images to appear.
  9. To change the order, simply click on an image and drag and drop it to move it in the appropriate position.
  10. When finished, click “Submit Property” at the bottom of the page

Note:

  • At least 1 image is required for a listing to be approved.
  • Minimum image size is 500/500 px.
  • Maximum image file size 5mb
  • Supported image files include JPEG and PNG.

Can I Upload a 360 Degree Virtual Tour?

Yes, you can add a video from Vimeo or YouTube. Just follow the below instructions:

Uploading a Vimeo

  1. Go into your Vimeo account and click on the video you would like to embed
  2. Look for the paper airplane icon in the top right corner and click on it
  3. A dialog box will appear with the share and embed options
  4. Click “Show Options” at the bottom right to enlarge the panel
  5. Highlight the code in the “Embed” box
  6. Go to the homes4saleorrent.com website and login to your account
  7. If you’re adding a new property, click on “Add New Property”. If you’re uploading the video into an existing property click on “My Properties” and then click the “Action” drop-down and select “Edit”
  8. Go to “360 Degree Virtual Tour”
  9. Paste in the “Embed ID” that you copied over from Vimeo
  10. Scroll to the bottom of the page and click “Submit Property” at the bottom of the page

Uploading from YouTube

  1. Go into your YouTube account and click on the video you would like to embed
  2. Below the video, click the “Share” button
  3. Click on “Embed”
  4. Copy the link
  5. Go to the homes4saleorrent.com website and login to your account
  6. If you’re adding a new property, click on “Add New Property”. If you’re uploading the video into an existing property click on “My Properties” and then click the “Action” drop-down and select “Edit”
  7. Go to “360 Degree Virtual Tour” section
  8. Paste in the “Embed ID” that you copied over from YouTube
  9. Scroll to the bottom of the page and click “Submit Property” at the bottom of the page
What Are The Photo Guidelines?
  • At least 1 image is required for a listing to be approved.
  • Minimum image size is 500/500 px.
  • Maximum image file size 5mb
  • Supported image files include JPEG, and PNG.
How Do I Upgrade To A Featured Property?

If you wish to upgrade to a Featured Property, follow the steps below:

  1. Click on your Account in the upper right-hand corner of the header
  2. Click on “My Properties”
  3. Click on the “Upgrade To Featured” Button
  4. Choose a payment method: PayPal or Stripe (credit cards)
  5. Enter in Payment Information as outlined
  6. Your listing will then be submitted for review from the quality control department. When approved you will receive a confirmation email in your inbox.

Note: You can also check if your property has been listed as a Featured Property by returning to the “My Properties” page. A green “Featured” Banner will appear in the top left corner of the property.

How Do I Maximize My Rental Potential?

Owners and property managers who see the best results have a few things in common:

  1. They use High-Definition photos – Using clear, sharp photos will show off the property’s best features.
  2. Their description is optimized with SEO content – Your description is equally as important as your photos. Be descriptive, highlight special features, and use SEO-rich content to get your property noticed.
  3. They create “featured” listings – All of the “featured” listings go to the top of the search results, which means more eyes get to see your property.

How Can I Find Out When My Property Expires?
  1. Click on your Account in the upper right-hand corner of the header
  2. Go to “My Properties”
  3. In the Property Box, look for the red “Expiration” text underneath the Status. The expiration date will be displayed here.
How Do I Set A Minimal Stay?

The best way to set a minimum stay is to outline it in your Property Description.

How Do I Refund A Traveler?

Refunds are arranged directly between the owner and the renter. homes4saleorrent.com is not collecting any money through the platform at this time. We recommend for property owners to issue any refunds through the same platform that was used to collect the money.

This will help to prevent any issues that could arise with renters receiving the refund payment, while ensuring that a record is created of the transaction.

How Can I Compare Properties?

You can compare up to 4 properties at any time to help make a better-informed decision!

  • At the bottom of the Property Snapshot click on the “+” sign
  • A popup will appear in the top right corner labeled “Compare”
  • Find another Property Snapshot and click on the “+” sign to add it to this list
  • When ready to compare, click on the “Compare” button in the popup
  • When finished, click back to return to the page
How Can I Avoid Renting From A Bad Property Manager?

At homes4saleorrent.com, we provide the platform that connects owners and renters. Any agreement that is made regarding a booking is done solely at their own discretion. That is why we recommend only renting from owners who you have confirmed as legitimate. This will ensure that you are renting from “Jane Doe” from Chicago and not someone posing as Jane Doe.

We also suggest that you ask detailed questions and do any background checks, website searches, and rating reviews possible to ensure that you feel comfortable renting from the owner.

Can I Print Out The Property Details?

Yes, you can! We have a handy “Printer” Icon available in each property description. To print, simply:

  1. Open the Property Description
  2. To the right of the title and above the price, look for a small grey printer icon
  3. Click on the icon and adjust your printer settings
  4. Click “print”
How Can I Do A Radius Search?
  1. Click on “Advanced Search” icon
  2. Beside location click on the drop box “100 km”
  3. Enter the Radius
  4. Click Search
How Do I Reset My Password?

To reset your password, follow the below steps:

  1. Click on your Account in the upper right-hand corner of the header
  2. Click on “My Profile”
  3. Scroll to the bottom of the page
  4. Under “Change Password” enter your “Old Password”, “New Password” and type the new password again in “Confirm Password:
  5. When you are finished click on “Update Password”
  6. When the password has been updated, you will receive a notification in your inbox.
